GSA Public Buildings Service U.S. GOVERNMENT NOTICE OF LEASE REQUIREMENT The General Services Administration (GSA) is seeking expressions of interest from owners and authorized representatives of properties meeting the following requirements: State: Georgia City: Atlanta Delineated Area: Atlanta Area bounded by Sandy Spring at the North; Downtown Atlanta at Five Points in the South; Route 19 to the West to include Buckhead, and Interstate 285 to the East. Minimum Sq. Ft. (ABOA): 154,790 Maximum Sq. Ft. (ABOA): 162,530 Maximum RSF: 178,008 Space Type: Office Parking Spaces (Surface and/or Structured): 90 Full Term: 20 Years Firm Term: 15 Years Option Term: N/A Additional Requirements Offered space shall be contiguous with the exception of approximately 5,000 square feet of conference center space; Conference Center space may be located non-contiguous, within the offered building, from the remainder of the offered space to accommodate visitor access. Ceiling heights must be a minimum of 8�-6� above the finished floor, including areas that require a 12� raised floor. Storage areas require a minimum ceiling height of 10�-0� above the finished floor. The building must have a loading dock/area available that can accommodate a 50-foot truck or as allowed by code. A freight elevator is required to be available if the space, or a portion of the space, is above the first floor. Building shall accommodate bicycle storage with a minimum capacity to store up to thirty (30) bicycles. Building shall accommodate a backup generator to support basic building requirements for the Government leased premises. Vehicle access adjacent to or on same level as the loading dock shall be provided for two (2) vehicles with same access as other delivery vehicles vice dedicated spots at the loading dock. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 1-percent-annual chance floodplain (formerly referred to as �100-year� floodplain). Entities are advised to familiarize themselves with the telecommunications prohibitions outlined under Section 889 of the FY19 National Defense Authorization Act (NDAA), as implemented by the Federal Acquisition Regulation (FAR). The Delineated Area is further clarified as follows: North: Starting at the intersection of Abernathy Rd NE and Roswell Road NE (GA-9), head east on Abernathy Rd NE and then Perimeter Circle W, then head south on Ashford Dunwoody Road NE until reaching I-285. Head east on I-285; East: Continue heading east and then south on I-285 until reaching Memorial Drive SE (GA-10); South: Head west on Memorial Drive SE (SR 154) until reaching Northside Drive SW; West: Head north on Northside Drive SW until reaching North Avenue SW. Head east on North Avenue SW until reaching Interstate 85 (I-85). Head north on I-85 until merging onto Peachtree Street NE (Route 19). Head north on Peachtree Street NE (Route 19) and Peachtree Road NW (Route 19) until reaching W Paces Ferry Road NW. Head west on W Paces Ferry Road NW until reaching Habersham Road NW. Head northeast on Habersham Road NW and then merge onto Roswell Road NE (Route 19). Head north on Roswell Road NE (Route 19) until reaching the point of beginning. Expressions of interest must Include. Building name and address; Contact information and e-mail address of offeror�s representative; ABOA SF and rentable square feet available, identifying the specific floors and square footages; Asking full-service rental rate per ABOA SF and RSF inclusive of a standard GSA warm-lit shell; or Operating costs per ABOA SF and RSF included in the full-service rates; Submission by anyone other than the owner or manager of a property must be accompanied by written consent from the ownership granting authority to the representative in providing the information to the Government.
